First Home Loan Advice

Get Approved

Our mortgage brokers have worked with many first time home buyers.

We are experts at finding lenders that will approve first time home loans.

Multiple Options

There are many options available to be able to buy your first home.

First home buyers have great advantages

Did you know that around 60% of first home buyers receive some sort of help from their parents?

If they’re not in a position to provide a guarantee, your parents can gift you the money for the deposit instead.

How can my parents help me?

  • Borrow up to 105% of the property value with a guarantor loan.

  • Your parents can use the equity in their home to secure your mortgage so you can buy a home with no deposit.

  • Avoid the high cost of Lenders Mortgage Insurance (LMI).

  • Cover the extra costs of purchasing a property including stamp duty, mortgage set up costs, and conveyancing and legal fees.

  • Qualify for a low-interest rate.

If my parents help me out, will I pay higher interest rates?

  • Most lenders look favourably on borrowers that use a guarantor as it is deemed as a more securable loan.

  • The banks and lenders will also be more willing to lend to young borrowers that have steady jobs and a regular income rather than older borrowers as the risk of stopping work is lower.
  • You may qualify for discounted interest rates, waivers on loan approval, application, and valuation fees.

First Home Buyer Schemes and Incentives

There are First Time Buyer schemes available from the Federal Government as well as State Governments. These schemes can change regularly.

Please call us to find out about the latest schemes and which ones are available to you.

Can I use the First Home Owners Grant as a deposit?

The short answer is "YES!"

  • If you’re building a home then your grant isn’t available until construction commences.

  • It's recommended to have 5% to 10% of the purchase price, including the First Home Owners Grant to get approved for a first home buyer's home loan.

  • If you have a guarantor (eg: mum and dad) then you don’t need any savings whatsoever.

Are there different state government first home buyer support schemes or grants available?

Each state in Australia has its own first home owners scheme. You can learn more about each scheme by clicking on the links below:
