How much deposit do I need to save?

Depending on the property price you will need to save at least 5% of the total amount you are looking to borrow.

  • Borrow up to 95% of the property value

  • Save a little extra to cover stamp duty and other expenses such as conveyancing fees

  • Consider opening a separate savings account

  • If your parents have existing equity in their current property then consider having them become a guarantor of the loan to improve your chances of getting a reduced interest rate

Seek government support

There are many government support schemes available. You may be eligible for grants and loan schemes depending on the state you are in and your financial circumstances. 

  • Are you a first home buyer? If so, then the government will help contribute to your savings.

  • Interest on savings for a home loan will attract a lower tax rate

  • You may be eligible for a First Home Buyers Grant or Builders Grant depending on the state you are in. Check with the state government by calling their hotline or visiting their website for more information

Curb your spending habits and set a budget

It's a good idea to create a budget and curb your spending habits so you can keep on track with your savings goals.

  • Use a budget planning tool

  • Set yourself a realistic savings target

  • Look for a savings methodology that works for you (we recommend the Barefoot Investor but appreciate that this method is not for everyone!)

  • Don't be loyal to a bank if they are charging you account keeping fees or not paying as much interest as a competitor

These sound like very simple things but a lot of people don't stick to their budgets and this can affect the time it takes to save enough for that deposit.
