Why invest in real estate?

Property investment is a tried-and-true investment option that’s historically proven to be more stable and more predictable than many other investments. Overall property values are not as volatile as the stock market, and most often increase, so you’ll likely benefit from a good return on your investment and stable cash flow from incoming rental payments from your tennants.  

How do I get Approved for a property investment loan?

The approval criteria for investment loans are complex and especially if negative gearing benefits are required to prove that you can afford the loan.

Investment loans are much higher risk than standard home loans and, as such, you are required to be in a solid financial position to qualify for a property investment loan.

The basic lending criteria are:

  • You should have 5% – 10% in genuine savings.

  • If you are borrowing more than 90% then some lenders like to see equity in other properties (i.e this is not your first investment property).

  • A good credit history.

  • A good credit score.

  • Stable employment.

What is negative gearing?

You won’t find the phrase ‘negative gearing’ in tax legislation.

It is a commonly used term used to describe a situation where expenses associated with an asset (including interest expenses) are greater than the income earned from the asset.

A property is negatively geared when your rental return is less than your interest repayments and other property-related expenses.

Major banks and Lenders Policy

Not every property is deemed as an acceptable investment to the major banks and property investment loan lenders.

Here is what they look for:

  • Be a standard unit, house, townhouse, or land and construction.

  • Be greater than 40m² living areas.

  • Be in a good condition.

  • Be located in a high-demand location
